What a Full Well Inspection Covers

• Static and pumping water levels — how deep the water sits at rest and how far it draws down under continuous pumping, which tells us the well's real capacity
• Flow rate (GPM) — measured output compared against typical household demand
• Pressure tank condition and air pre-charge — a common failure point that's often overlooked in a quick look
• Pressure switch and electrical components — wiring, control box (for 3-wire submersible setups), and switch calibration
• Well cap and casing condition — checking for a proper sanitary well cap seal and casing integrity, both important for keeping surface contaminants out
• Setback distances — rough check that the well is a reasonable distance from septic systems and other contamination sources
• Water sample — coliform bacteria and nitrate testing when requested, particularly relevant for real estate transactions

Home Purchase Inspections

If you're buying property in Washington County outside city water service, a well inspection is worth doing alongside the standard home inspection — well systems aren't always covered in detail by a general home inspector, and pump/tank age and condition can be a real negotiating point. We provide a written summary of well condition, estimated pump age/remaining life where determinable, and water test results if a sample was pulled.
